Grande Dunes plan to extend planned unit development concerning residents

MYRTLE BEACH, SC (WBTW)- The developer of Grande Dunes in Myrtle Beach wants to add dozens of acres to the site to add more homes, but some people who live in Grande Dunes are against it. 

LStar, the developer of Grande Dunes, owns the land and wants to add it to the Grand Dunes planned unit development or PUD so they can build single family homes.

LStar wants to add 32.4 acres to the already 2,256 acre Grande Dunes development. The land is in the marina tract area  bounded by Grissom Parkway to the north, and Wild Iris Drive to the south.

“It’s a lower economically valued area with properties ranging from 90 to 140 thousand dollars and that currently does not fit what we represent in Grand Dunes,” said Gary Foster who lives in Grande Dunes.

“Right now the way it’s zoned, I do not have the ability to not put high density condo units, rental apartments, on there. I don’t want to do that but im also in a position where it does have to get developed,” said Maragarent LaCalle, with LStar.

LStar said under PUD, the homes are held higher architectural standards than the city of Myrtle Beach requires.  LStar said they don’t have an exact amount of how much the homes will cost but estimate they will start at $350,000.

“It will feel lke the Grande Dunes, but will not have the burden or access to the amenities of Grande Dunes,” said LaCalle.

“LStar says they’re going to build it to the standard of grande dunes. They control 100 percent of the standards theres no guarantee whats going to go there because its all controlled by LStar,” said Foster.

Dozens of upset residents were at Tuesday’s city council meeting. Council decided to push a decision to the next meeting on August 28th.
